Where does the data come from? Not lifted from somewhere, I hope?
From partner and licensed data sources, from public open data and — if you ask us to — from your own saved searches. Where a portal does not permit automated processing, we do not operate. Főtér does not resell a listings database: what it gives you is the language translation, the duplicate filtering and the price verdict.
Why are auctions in there?
Because that is where the most underpriced slice of the market sits, and the listing portals do not cover it. Főtér also watches judicial bailiff property auction notices: starting bid, reserve price, bidding deadline, case number and ownership share. The free-text descriptions in the notices (“Floor area 90-95 m2, brick walls”) are turned into comparable data by a language model, so the auction price/m² appears on the same line as the market benchmark. An auction, however, is not a listing: it runs to a deadline, it is legally binding, and it is worth going through it with a lawyer — the report says so too.
Will Főtér publish my listings? (a partner question)
No. Főtér is not a listing platform, and does not want to be one. An item arriving from the partner feed appears in the daily report — price, price/m², price verdict, change — and the user clicks through to the partner's own listing page. We do not build a parallel listings database out of a partner's inventory, and we do not expose it as browsable stock. That is why the licence the partner grants is narrow: internal processing, display in the report, and linking back. That is all.
Are you estate agents? Because in that case, goodbye.
No. We do not broker, we do not take commission, we will not ring you on a Sunday evening, and we do not issue official valuations. Főtér is a market watcher: it tells you what is out there, what changed, and where the price stands compared with similar properties.
And what if it misreads what I write?
It shows you what it understood, and you can correct any parameter in one click. What it cannot work out, it asks about — in three questions at most, not in a 20-field form.
Budapest only? Because I am looking in Debrecen.
At launch Budapest and its commuter belt are the most detailed, because that is where the most movement and the best basis for comparison are. The larger county towns come next; you can already set your search profile for any town.
A daily email? Won't that feel like spam?
If there is no meaningful change, the report is two lines: “Nothing new in your band today.” We do not pad it out to newsletter length just to look busy. If it is still too much, the weekly rhythm is one click away — or we only write when there is a price drop.
